@Vaden Hoffman just read a WSJ article on Erie and how it’s pumping $$$$$ into development to try to revitalize; shooting for tech companies like all other rust belt towns these days.

This all stems from a lack of understanding the stock market and the fairy dust people take fees to sell you that may sparkle at one time and look like rust (if there is even anything left) after things plunge.

Along with in Vegas is you get a nice stucco building with tile roof and desert landscape SUPER cheap to own and operate cap ex wise compared to the mid west / rust belt

@Bryan Otteson pretty well summed up this particular situation.A Solo 401(k) is an "employer sponsored qualified retirement plan".  

As you know, Bryan, all real estate is local so whatever I have said you can certainly find the exceptions.
