I've focused mostly on North Oakland -- Longfellow, Temescal, Bushrod -- but I would also consider looking around Lake Merritt.  

This helped us identify what the past few years of population growth data looked like for SE North Carolina. 

I have an office north in Spring Hill, I have several referrals in the area if you would like me to connect you with someone.

Plus if 1 unit goes vacant.Have you considered areas a little further North?
