I am wondering if anyone has bought any Occupied properties from auction sites recently.

So, I was wondering if I can get a USDA construction-to-perm loan first, construct one home, then get an FHA construction-to-perm right away to construct another home while I live for one year in the USDA home (they will be on the same land which is properly zoned, but I haven't bought the land yet).

Im wanting to buy a home (SFH) and was wondering if the house buying process is the same as buying a SFH investment property ( Doing the Due Diligence, Hiring Contractors, etc). 

Makes me wonder if I they only look at tax bracket a person is in at the year of sale or average things out. 

I was wondering if it was possible to use an FHA loan to buy a 4-plex, live in it for a year, and downgrade every year to a triplex, then duplex, and single family home to take full advantage of a low down payment on rental properties.

I also plan to ask if they will break out their remodeling costs so that my CPA can accurately depreciate the work done on the property.I was wondering if any of the BP community has a checklist that they use when interviewing and hiring a contractor?

I wonder what the actual thinking was that went into putting those rules into place.
