If you can pickup a $250k house with an extra bedroom you maybe in the $2k rent range. 

Not to sure what options I have for that.4- the price range well, I talked to some loan officers and they mentioned I can get a 325000 ish house for about 2100 a month was kinda the ball park.

Most student rentals range anywhere from 650-800 a room, but given its Ucity you could potentially rent for even more per room.

I have known them in the range of 3-5 years.

It is 7 feet high finished basement remodeled with wide plank wood flooring, drop ceiling and gypsum boards, heated withbaseboard heaters hydronic. thanks for input. 

From my experience, most flips usually sell for something in the range of 75% to 85% ARV minus rehab.
