If I do manage to become a successful RE investor, I would want to expand outside of wholesaling, although my initial plan was to become successful (by this I mean profitable) wholesaling before I ventured into the area of rehabs - not sure if this changes anything you said about end intentions though.If my end goal was to rehab, would you suggest pairing up with an experienced partner who can provide expertise and capital (while I provide the grunt work of finding motivated sellers, probably accept smaller % of profits).

I would venture to guess that Josh has an open invitation to him to speak again.Bryan Hancock - I agree with you that nobody has a clear cystal ball on the factors you mentioned, though I do want to point out the basis of my thoughts and they were not to say that he can predict exactly what is going to happen.

I have yet to come across someone who always over estimates the cost of rehab and includes more fees, commissions, misc expenses than what is actually spent at the end of the day.Have you considered making your first venture into real estate a multifamily (2, 3, or 4 units) which you live in one of the units?

I would venture that anyone locally that is around my parents age and owns a nice little chunk of a solid regional bank probably put $3-5,000 into a local start up 20+ years ago and just left it there through all the acquisitions, splits and mergers over the years.
