People rent for a variety of reasons, not simply because they "can't" buy...

I have had tenants request restitution for a variety of things.  

My advice is find someone similar in your area as they are bound to have deals that they cannot do for a variety of reasons and based on the relationship you have with them and their understanding of your goals, they will become a great source of deals for you.  

I I have a ton more leads but only sent to about 1200 in a variety of neighborhoods to get a feel for wholesaling.

In a short time we  have learned much, especially here on BP, met so many new and wonderful people from mortgage brokers, private lenders, gracious sellers offering to carry notes and a variety of fabulous tenants.

There is quite the variety of options available for screening packages; tenant involvement/no tenant involvement, instant reports, hand-compiled reports, and income verification too. 

Todd, I'm not a developer but I'm in the industry offering software and services specifically in land development and thus talk to many developers, home builders, and investors so I hear a wide variety of strategies across the country. 

@Jennifer Figueroa I entered escrow on a handful of houses in Little Rock but no deals worked out for a variety of reasons - liens, excessive mold/fungus, sellers changing their mind, etc.
