I have put grounded, 3 pin outlets on knob and tube wiring (personal residence, not rentals, if that makes it any better), have aluminum wiring in rentals, etc with no problems.

Obviously the breaker box panel will be updating...I want all new outlets, switches, ensuring that GFCI is where needed.. making sure not to overload any circuits... what am I missing??

I am a newbie realtor/investor in SacramentoI feel like it's more about the determined factor w/ that you'll win even if you took a loss on your first deal.I connected w/investors on meetup app& contacted CL post that offered cashed buying &asked them what they did & how they did it.My uncle spent $20,000 on a program and took action on one house but everything he did was bottom line common sense Be prepared for the unexpected Are you still clear in worse case scenario?

These problems will come up, which should be able to be covered by cash reserves once the maintenance fund grows (or are minor and you just take care of it out-of-pocket until then)- but what about a major unexpected expense either so large it wipes out reserves or soon enough after taking possession that there's little cash flow to cover it and you have to reach deep into your own pocket.

Should you need to get your hands on some money because of unexpected life events, you're going to want to have put that "quick access" money in a place that is far easier/quicker to liquidate than syndication shares or physical real estate.

With 6 houses we own the warranty has replaced 1 water heater, 2 ac coil and coolant recharges, 1 ac power line, 1 refrierator, 1 electrical outlet repair (tech found a short in the line we missed), 1 stove/oven control board and 1 furnace repair, all in the past 3 years.

None of the outlets have grounds installed and no GFI outlets in bathrooms or kitchen.
