I had full intent to keep it as a rental and can prove that, but I still am a little concerned about triggering an audit.Do you think there could be a good argument to set a closing at 10/10/21?  

After studying real estate investing for a year and some change I finally pulled the trigger and started looking for my next investment property. 

Gulfport is another area that I've looked at but haven't pulled the trigger there yet.

Even if you aren't ready to pull the trigger yet. 

I've been interested in investing in real estate since college (read and listened to all the BP books and podcasts) and finally have the income and savings to pull the trigger, and I'm in the process of finding that first deal.

You can trigger the due on sale clause theoretically.

That way when you are ready to go you will know a deal when you see one and be able to pull the trigger.

But even with the increased expenses, I'd say you should pull the trigger on this deal.
