It can be a hard pill to swallow paying 2-3x more than a traditional PM, but the obvious is that there is much more work that goes into operations and you have constant eyes and maintenance on the property.

I own a bungalow in West Colfax, near the Perry St light rail that I initially lived in and have kept as a long term rental. 

I also painted all the interior doors and put on new door handles and am changing out the light fixtures.

I also don't do the "landlord special" where everything goes a single color (trim, walls, light switches, outlets, ceilings).  

If you add principle pay-down and appreciation to that it becomes 30.54%In my market that would be a green light deal.

Insurance was more than double what the other places I have in the same area cost (they are traditional homes). 

If you build good rapport and find someone who is not in a huge rush, you can definitely use traditional financing.

You may need to give a very light 2nd coat.

Thus were going  to buy 1-2 homes the traditional way and get cash flow going.
