When you say "rehab crew" are you hiring individual trades or do you mean a GC who has their own crew to manage?

It has been great to meet up with other investors and trades.

With my normal job being a 14/14 schedule, It gives me time to utilize my skills and invest sweat equity into a new build.

Is it a good fit for both your personality, skill set, and wallet?

If you have a good relationship with a roofer try to see if there is something else you can trade him for their service.

The key is to partner with people who have similar values and goals, but different skill sets than your own.

Mgt, consulting, lending, wholesaling, trade work, etc are in a different entity type altogether like an s-corp.

I have been implementing the ideas and currently hack my housing in an unconventional way (my girlfriend and I trade work at a farm in Northern Virginia in exchange for rent and board for her horse). 

"Probate leads" aren't worth it unless you have a more refined strategy & skill set to work those leads.
