I'd just go basic on the heating/air unit and have someone pick you up a decent commercial unit (something that would be installed at apts like Concord brand) at Washer Specialites near downtown or one of the supply houses in town or someone who can even sell you a used compressor for outside, and all new stuff inside etc.

For November and December, the tenants were going out of town for the holidays and I had rent in my account on the 24th of November for December's rent and the 23rd of December for January's rent.I offered a $25 discount on a rent of $1950 and a $10 discount on a rent of $1250.
