Peoples have different degrees of risk tolerance so there is no best way to go about doing things, just find a sweet spot as far as risk/reward that works well for you and your investing goals.Some people choose to sell their properties after awhile to buy new properties (hopefully at below market value) and thus earn instant equity by buying correctly, and it also resets their leverage back to a higher amount thus amplifying their gains.

@Brandon Spurlock this is sweet, I think this is a HUGE win for a first time BRRRR, you have a unit and enough money to get into another one!

I have been in the real estate space for over 20 years and know the systems and processes but for the life of me, I have no idea why these sweet deals went pear-shaped or maybe the points above are the answers. 

It may look sweet, but there is no denying it's goining to taste really bad. 

If you can reach the manager, they will be in contact with the local contact or may be the contact themselves.So in the end, while we sold some to the big guys, we actually found our sweet spot with the smaller to midsized funds.  

After failing to find anyone even remotely interested, I posted the deal on Craigslist and found a very sweet family who wanted to buy the house.

Sweet Jesus if this is the level of advice that comes out of BP, thanks but no thanks...
