we are not seeing lower rates in the short term construction loan debt arena actually they have risen.. as they track prime rate.don't want to take on debt just to take on debt.. but it sure helps in the long run to lock in low long term rates.I like it because this keeps people buying new homes.. lower the rates stronger the market.

I've seen decent success, but it isn't what you would see in areas with stronger industry or in costal areas.  

So when I go to do this, I don't want my DTI to be negatively affected because I am tied to too many LLC's.

The city would probably argue that you can easily identify which meter was tied to the leak by turning off water and determining which of the meters continued to spin.

Numbers are often boring and don't resonate with everyone, but tying those dollars to tangible things or trips can often turn things around. 

So now you technically have none of your own money tied up in the house.You owe the new lender $75k. 

If it's not resolved and shes spent the money then we've got a mess and if there are problems and .it takes a long time to resolve then my money is tied up with nothing in return to it is fixed.

I wanted the flexibility to obtain deals from other agents in the area and not be tied down to one agent.

There are more benefits to the Land Trust beyond just financing which include introducing anonymity to ownership and the fact that it ties in with any future estate planning easily.

I know most lenders have a minimum of at least 20k but they would probably be hard money and since I am not flipping this property I don't want to be tied to a high interest loan knowing I am not recovering a substantial sum any time soon.
