Questions to ask potential Realtors

I want to invest outside of my local area.  I would like to find a good Realtor to be on my 'team' to help me build my portfolio with my best interests in mind. Helping me find good deals would allow me to buy more making them more money, etc.

What questions would you ask/should be asked to potential Realtors?
