But figuring out motivation and problem solving for the seller will put you ahead of mass marketers.

We then solve the selling problem by putting rent-to-own tenant buyers into these houses and eventually the house is bought and the seller's debt is cashed out.

These questions should give clues on how to divide and market the land.

It's hard for a seller to be motivated when a wholesaler cannot solve his problem.

And after I got that solved, I still needed $4300 worth of work.

It doesn't completely solve the problem but it sure helps. 

You could solve the problem by acquiring other properties to make up the difference, too. 

The high cap rate of 6.47% gives a clue that the lease terms may be relatively short.
