Taxes, should be around $4K/year.I started shopping for rates in early September, and then I was getting mid 6s.

But do your research and shop around, use the Zillow app and see if other properties like yours are sitting, etc.

We are starting to see these areas boom due to huge investors and corporations like Intel choosing to set up shop in this kind of areas.

We have about 45 days to close so we do have some time to shop around and find the best terms. 

Shopping in your backyard is the most effective plan.

You can do this by looking at the existing square footage of self-storage in your radius and the population in your radius, and can secret shop facilities to try to gauge occupancy and demand. 

Goals for this deal:- secure precisely 3 units within 1 mile of Rillito Bike Path @ Dodge Blvd: easy to access all major Tucson road cycling routes- property layout functional for STR: adequate parking, separate backyard spaces, etc- walking distance to Brandi Fenton Dog Park & Tucson Hop Shop (best bar in Tucson)- pay house cleaner & landscaper to periodically clean primary residence out of AirBnB income (still working towards that!)
