The seller needs to agree to this if they want to sell the deal.Be prepared to show proof of funds sufficient to cover whatever down payment is required, plus working capital.If the seller still refuses to provide the tax returns, rent rolls, leases and any other docs the lender asks for, wish them the best of luck in selling their deal and go find another, because without those docs it's not going to sell.Good luck!

If you're willing to roll up the sleeves and know what the deal is worth, in my opinion an agent isn't necessarily a must with the big perk of saving the realtor fee.

The first step I would recommend is to get on the same page And set the goal. from there the path probably isn't incredibly different depending on equity on the house you bought you might try and refinance and pull money out for a down payment on the next property whatever property that is.alternate methods of buying another property would be things like seller financing hard money private money or if you have the means obviously cash.But seriously the best thing I can tell you is to make sure you guys are on the same page and pushing towards the same goal If you're not it's going to be miserable

You can just attach them back together and make sure your pull handle is at your prefered height and that there is room to push and pull it to operate the stopper.

Then, in a couple years I could replace the roof at my discretion.On the flip side, if the appraisal does get revised, I could continue as originally negotiated essentially rolling a new roof into the low rate 30 year mortgage loan.The more I consider it the more the lower closing price and payment sounds desirable with the exception of needing a new roof literally hanging over my head.What would you do?
