What to do next in real estate

Hello , during covid my wife and I bought a 3 family rental property. We are currently living there also . located down the street from a beach in CT and not far from multiple colleges . We are fixing the house up. I would like to buy more properties , my wife want to buy a single house so we can live in. I have recently signed up for CTreia for helpful information.  Whats the best way to do this ?
