"p137 , steve dexter's book about real estate debt.personally for me , every thing i have seen is get started. the sooner you start the better.1. learn every day , read everything you can.2. don't buy those real estate seminars, any public library has all the information you could ever need.3. join your local reia group , (I have yet to do this step)4. clean your credit up.5. don't buy over your head. you should put at least 20% down and if its vacant for 6 months , you can handle the expense.6. enjoy the ride, more millionaires and conversely more bankruptcies are created through real estate. be smart.

after riding around with my agent doing walkthroughs of other property in the same area I told him I wanted to show him the house and we went by there again, this time it was listed with a different broker and we called him up to get some info. turns out they are asking less than $200k for it, this really got me interested and I came home and started doing my own investigation on the property. turns out it was a bank repo, the previous owners had defaulted within 6 months of the purchase last year and it has been empty ever since.through more research i also found out that the original mortgage was $390k.
