It might not matter what your plan are if the seller is not motivated then you have to wait until they are which may be never for what you want to pay.

It may have been her income that made it affordable.When one tenant wants to leave, it's important to verify the remaining tenant(s) can handle rent on their own.As others have said, once they bounce a check you should stop accepting checks from them, ever.

@Juan Carlos Castillo, regardless of the reasons motivating this seller, unless you can make more rental income on this property its not going to cash flow well based on the numbers you provided earlier on this thread.

This company will not own the rentals, because I do not want to trigger the Payment Due on Sale clause in the mortgage; the properties will remain legally in my name for now.
