Is there some reason why you can't transfer title to your own name? 

After speaking with my lender I transferred title to my personal name before I beginning a cash out refinance.

I got a lawyer and we discovered there was no legal transfer of my contract.

If its really only around 3 days for them to process payments and they are reliable I would use them.  

Unpaid water and other City of Milwaukee municipal services charges are transferred to the property tax bill if they are delinquent for at least 180 days as of October 1 of each calendar year.

Our insurance company wanted us to replace both water heaters before insuring our home but ultimately okayed it based on that they both had drains and we already had a warranty transferring on the home.

Usually the easiest route is to purchase the property in your own name and then transfer the deed to the LLC, but there are risks with that approach as well.
