You won't be protected by anonymity on this deal, but moving the title into the LLC intra-rehab may help with asset protection.

The lease states that the tenants are responsible for the full unit rent regardless of the number (in the event one tenants moves out before the lease ending date).

We are still seeing many of these homes being listed for 100%+ over what they purchased a couple years ago.As a buyer, the positive is that the good majority of leveraged Airbnb investors have moved on from Joshua Tree leaving mostly cash buyers and if buying now, you should have a lot of leverage to negotiate with since the competition has thinned out.Mortgage interest rates move with the Fed and the general consensus is that there will be possibly only one rate cut this year in Q3 or Q4 with no more cuts until next year.

The 3.5% would be due with the first months rent before move in.

I won't let anyone in the rental until I know for sure they have the authority to move things out, then I make them sign a written agreement that they will remove everything by a certain date. 

As others said, you can fill in the blanks easily if you wish to move forward...but at least you can get an idea of what's going on with the property....

Question: If we move the house to a different location vs demolish how  would this affect the 1033 and capital gains tax.

I have family in Raleigh, wife and I can't afford where we live in LA, CA so we're looking for an investment property elsewhere to get into some RE while we keep renting in CA, and Raleigh has that familial connection--who knows, maybe we'll move there but assuming we won't for this decision.
