(The laws are different in different areas, so what I say may not have bearing where you up in Canada You'd have to do a little checking on your local real estate regulations).

Been there, almost, done that, involved in a golf course, no more, a marina is too much trouble and has a world of regulations on a Corps of Engineers waterway.
