Your situation is not about doing what is best for a cat's health or well-being.Your two legal mechanisms are local/state regulations and your lease.

I would make sure to read the condo association rules/regulations before you buy any property for an Airbnb.

What do I care if the spouse is there is there or not as long as they aren't fighting loudly or destroying the place.Unless there is some law or regulation that states every adult "residing" in a residence must be on a lease, who cares?

Are there any laws and/or regulations regarding renting out mobile home units on a mobile home park?

Whether you can do that depends on whether your state has any special covid-19 regulation still in effect. 

I realize there are some pitfalls to condominium ownership such as having to deal with condo associations, rental restrictions and rules and regulations.

(caveat here:  you DO mostly have to abide by housing rules and regulations, but that doesn't require a license either).You will have a difficult time getting a "good" loan (conventional) with no income. 

Also, make sure to research any short-term regulations in the markets you are thinking about, and think about what your exit strategy might be if that happens.Mike
