Danny L. Analyzing Syndication Deal - Return on Capital?
26 April 2022 | 8 replies
I was just checking if it was something that I missed because I'm new to syndication and someone who has done multiple deals may be able to recognize from the verbiage if distributions was "Return on" vs "Return of" capital.I don't think the sponsor will lie about it as that wasn't my reason to post here but ideally I would like to learn enough to scan through multiple PPMs from different syndicators and determine if distributions are "Return on" vs "Return of" capital without waiting to connect with the sponsor for answers. : )

@Brie Schmidt this is a great question, as many people are aware that the City has the ADU Pilot Program to allow thus type of unit; however, do not understand what it means for units which were already existing but not "Legally recognized".Essentially, the City see it this way, If you have an existing Unit that was built out/Added to the building Without a Permit, then it is an Illegal Dwelling Unit. The way that the ADU Pilot Program Helps in this case is the fact that these units were commonly added into buildings which otherwise would not have been permitted by the Zoning Ordinances, and therefore would have required some form of Zoning Variation or Map Amendment in order for a unit like this to be permitted.
