Our latest project is a whitepaper that will give readers a detailed breakdown of the steps behind bathroom remodels - considerations, what to expect in terms of timeline and price, what to look for in a contractor/team, etc.I'm familiar with the concept of "overbuilding" in an area - putting granite countertops into a class B or B- neighborhood, for example, which isn't justifiable from a purely financial perspective.

I have done residential mortgages (refinances) for folks that purchased commercial, industrial, mixed use, etc, using commercial financing, that then went through all the red tape etc to get it pure residential, yes.

I'm looking at this purely from a cash flow perspective, I hit 7.5%, maybe better with my (what I think are conservative) numbers.
