I think that depending on your brokerage's location that can be something to try.Trying to convert FSBOs to listings is another tried and true method of getting clients/listings, it's not easy but you can have some success with enough effort.

@Joel ArndtI agree with @Kris Bucci too.Finding a market can be as easy as scanning the forums here and seeing where others are finding the deals you want to find.Are you going to invest in the US?

Im not trying to poke fun....but now is when it is psychologically easy to get into the game.

I don't know the condition of the rest of the property or have pictures but those are two easy ones that stick out.

-Ask him why he's selling (this will likely bring up a pain point for the seller, which is good for a sale: bad property management, bad tenant experience, doesn't have time, no longer lives in the area so he/she can't properly run the property, etc.)

Talk with @Scott Smith for specialized advice on how to properly setup this.But, in short, you need insurance regardless, and you might want asset protection if you have cash flow and/or equity to protect.

You could close this thing fast and easy in theory. 

Plus the closing costs won't really be double, they'll be cheaper for the cash buy.In my experience it's just as easy to get the refi on an investment property as it is the initial loan.
