Yes, an exhaustive knowledge would be nice, but I was hoping that's what a professional forum like this could help me with.I don't feel it's fair to tell a person to exit the stage just because they're not 100% educated. 

To revive the topic:I contacted some agencies from BP, selling DST.It appears, I can not do this option anyway, since I have only 250K to invest, and mostly DST are designed for accredited investors with minimum one million to contribute.

If you’re not looking for professional management that’s no problem but at least have one find a tenant, do the showings, marketing and screen applicants so you can be set up for success.
