The slightly higher interest rate and PMI (private mortgage insurance) are probably the only drawbacks, other than having to live in the house for at least a year before you can move.

If you want to find a mentor your best bet is a local meet up.

Is there demand to purchase the lot and develop as a private parking lot, with the option to rent space/access to the  tenant/owner (gov't)?  

Now this can work, but you're betting on luck to take you there.

The advice I was given, aside from private investors, was seek financing from your local credit unions first, then banks.

Point being, never said what Amazon can't do because every single time Amazon is bet against, they win.

Not a foreclosure different scenario .. but I bank at a small commercial bank.. if you used a large major bank I bet that would be tough to do.but once they cash the check I think your out of luck unless the sale was flawed on the trustee side the money is not coming back.

The only scenario I can see age or lack of experience being a hurdle is if you were trying to secure private or investor money.
