Then buy something .. look you must take action or you’ll be like the other 90% of people over 60 that are living on government programs .

If your place is in need of major work, then a licensed rehab is more likely to have a positive ROI. 

My point is there will always be deals just make sure that you are in the right position to get them.

I fully want the tenant to know I’m the landlord I have the power position and hold the authority .

If I were to rent out both units (not live there) I estimate positive cash flow of about 150$ and that's after all expenses " Vacancy, Cap Ex etc.  

Trust me, I have noticed this slowly so now I'm taking (over)corrective action :)

If I decide to settle with the seller to void the contract we are in now, what would be a fair dollar value to settle (we prefer to settle without any legal actions)?

Here are some specific action items:-build out your profile on BP, I want to see a picture of you, know what you do and what your goals are-be helpful on BP, start trying to answer/participate in posts where you have some value-start reaching out to people on BP specifically, with small, specific asks-go to a few networking events every month and plan on talking to many people...it takes 5 + bad conversations to find 1 good one-go to 2-3 conferences per year and be very purposeful there in your intentions, don't just go to sessions and stay quiet, be intereactiveI probably should have started with this, but what is your goal in connecting with these people?

Once you prove yourself to that circle, you could begin to expand out to more people that your family/friends know that want to get in on the action.One side note of advice - when looking for a mentor or private/hard money, I would refrain from positioning yourself as asking for their help.
