Check with the local Police Dept in any area you are considering to "Door Knock" There may be some local and or state ordinance that would consider your approach as Trespassing or Door to Door Solicitation.

He and his family have been very difficult with the move out;  his son has told me he will break back into the house (filed a report with the city police dept and informed the tenant of his son's threat and my report), he insists that they "took excellent care of the house" and is expecting his full deposit back.

I would do a couple checks on this property management company, I would ask them if they could contact some of their clients to get a reference on how they are as a company (that's if they let you), I would go out and visit the company's office (there is just a feeling you get if it's right or wrong), you can check the real estate commission out there in Florida and see if the company is listed, and the other option is that you could check that counties records for the Doing Business As (DBA).

I just walked into the office there and asked if they had anything available and they rented me the place place for $200 a night for a couple nights.
