and a big one, will your insurance provider cover a claim like a kitchen fire if the kitchen was being used for a commercial purpose?

For the time being I will be able to easily cover that cost.I have no intention of getting into a new property anytime soon and any other investment vehicle, stock market, will probably not yield over 4% since it seems we are hitting a tipping point.

I think they know that there are so many variables with construction that the contingency will cover any of those variables and they will hit the profit target.

I came to the conclusion after seeing only 1 picture based on roof and exposure, age etc. that we were looking at about 150K.

-This deal seems worth investigating more into.. though there's no actual pictures and only a description.

I'm not aware of any grants to help with down payment / closing costs, except my suggestion to try and get a seller concession to cover closing costs. 

Do you plan on covering the other utilities (lawn, snow, trash, etc.)?

Any suggestions about where to go from here and/or big picture strategy moving forward would be welcomed. 

I'm willing to pay them a nominal hourly rate, but invest more of my own time in searching for ways to get them involved in more of the 'big picture.' 

Because it covers all those little nooks and crannies that you and the seller couldn't possibly have thought of.
