I am going to ask $1695 for rent, $2000 deposit (more for pets) and I am still considering late fee - any suggestions?

During walkthroughs I have seen that her unit is pretty untidy and she also has 2 cats that she has not paid a pet deposit for.

Dealt with all the expected.. extra people living in the house, extra pets, expected damage to walls from nails etc etc.
