Yes a new person's experience could absolutely be different. 

These are very personal decisions.I can't tell you how many times I had a seller pay me to go in and redo kitchens and baths, and then get called back by the new buyer to redo the brand new custom work....just because of color.I would just put the house on the market and price it a little high, maybe $20k...?

The vetting process for serious leads may lead to the desired result.

So it needs to be balanced out and not by the same person.

Thank god I did because I received it on the last day I could go to the assessor and talk to her in person before I the may 28th appeals datethe letter reads that my new assessment is 590k and that my new taxable rate was 91% of that 590k.

If you can go to some in person, all the better, but even just looking up FB groups for investors in that area or even "real estate" in that area. 

I know nothing about Plano, but I can tell you that less desirable areas will have cheaper properties, higher vacancy, lower appreciation, lower quality tenants and better cash flow. 

With seller financing, the person selling the house lends you the money, and you pay them back directly.

So personal preference and your goals.
