Also, right now the market is so hot, there's a lot of low hanging fruit for agents.

I am guessing they are almost never fruitful for direct mail marketing for the majority of list purchasers?

I worked hard and didn't hesitate to enjoy the fruits of my labor.

It's not as bad in Orange County, not as bad in San Diego, so their are some "less bad" spots.

Hi, I am a landlord in Orange County, CA and at the beginning of the year I had a tenant move in and he seemed great and always pays on time.

I'm listening to the backlog of BP podcast and starting to keep an eye on the forms & blog post here at BP.My ideal situation would be to find a 2-4 unit MFP to house hack in the South Orange County, with a move in date sometime around the end of 2018.I’m also open to the idea of purchasing to rent in the IE or further (but still in CA).

On the rare occasion when I find myself in one of those blue or orange hellscapes known as "Big Box Stores" and I see some newbie trying to fix a drain with cheap imported goods made with child labor, my soul dies a little inside.  

Add in Orange County and you're close to 17 million people along the coast.
