So far every traveler I have communicated with have been great. 

I find the houses and message them, they are spotty with communication, and there isn’t any push to find deals for me.

For example, even though you may not be required to make significant repairs, if you communicate with your tenant and get to a mutually beneficial situation, you may avoid the possibility of having your tenant leave and then possibly having to do significant repairs.

The banker had communicated that rates might change and I think we were quoted in the mid/high 5%, perhaps 5.88% if my memory serves.  

They may be eligible to exclude a portion or all of their gain on the sale of the house if yes.

it turns out that this property is considered an estate and some of the adopted kids are specials needs who can't exactly communicate with ease and it's causing issues.

Communicate these minimums to anyone who inquires before the open house, it will save you from dealing with tire kickers who would not qualify to rent your place anyway.Have an application ready for interested parties to fill out (a lot of templates on the forums and online you can use for this) and charge a fee based on how much the background check will cost you on your end to run.

@Lauren B.I think there are some family history issues at play, and that’s why we’re not getting good communication from everyone involved.

To help curb the anxiety, I'd recommend that you really consider your first project (or all of your projects really) and just ask if what you're about to do will over-extend your resources.
