I don't have much experience with anything outside of rental properties but i am very willing and open to go into a whole new direction.What I own so far:One Multi Family Building (4 Units)Six Single Family HomesThe Multi Family Building and one of the SFR are owned free and clear (Estimated value of $2.3 Million combined).

I bought this property in college, renovated it while renting out the spare rooms and no use the property as a long term rental.

We have $50k set aside for emergencies related to our rentals.  

We currently live in our primary residence and have the intent of moving out in 1.5 years and make it a short term rental once we move out.

Hi Nancy, Are you looking at distressed properties or turnkey rentals? 

My oldest child is attending online college from Portland and renting a room.

There are other single family rental interests in the area that could potentially bare that burden as well.

We explained to her she could find someone to sub-lease with our approval but one way or another she was on the hook for rental payments through the end of her lease and she seemed unaffected by potential legal action if a suitable sublease was not found.Anyone have any advice on this situation?  

We have a few rental units and also flip houses.

As you know, for the conventional loans from Fannie and Freddie, you can only get them if you borrow the loan yourself when you buy a single house or 2-4 units for rental.
