(So dig a little deeper in area searches) Irvington for buy and hold properties (this area has been unique as well as stable for some time with buy and holds), other areas for fix and flip would be Haughville (truly seeing some changes in the market recently and level of finish to homes), Brightwood, Bates-Hendricks and most recently near Riverside bound by 16th St to the North, 10th St on the South- Indiana Ave & River/Fall Creek East & West.

This came through difficult conversations, arguments, and really digging deep into her limiting beliefs. 

Hi JJ, interest only private money products can be found, but you may have to do a bit of digging.

Once you get past that first high level test, then you can really dig in to the specifics and make sure it works.

You can dig in from there- the MOST red states are probably going to be the MOST landlord friendly. 

Keep digging into the space and see what's out there. 

For me this would call into question more than just the fundamentals of the deal and I would likely want a bigger slice of the pie than with a simple loan.I'd recommend digging into your hopes, goals, and ambitions with this and your future real estate deals and matching what you offer finance partners with what you yourself are hoping to achieve. 

However, she just doesn't have the time that I do (I'm a school counselor) to really dig in and start looking for local deals.
