New Crowdsourcing Business Questions

Devin Kemp
Posted

Hello everyone, my name is Devin Kemp and I’m new to this site and I’m looking to gather some insight on a business idea I had that I think could change the real estate investing game to make it easier and more accessible for the everyday average person.
My idea is to start an online/ mobile app platform that would allow younger people or people with smaller amounts of money they’re willing to risk in an investment to crowdsource properties in large groups and collectively buy properties outright. For example if we get 100 people to invest an average of 2k, they would be able to buy a property for $200,000 and own a 1% share on the property. The investors would own the property in percentages and my business would have a team of licensed agents/ brokers where commission would be made, the business would manage the properties owned and collect all the rent charged on the property taken as a profit, then once the property appreciates to a target price that would make the investors a target % gain, the property would be sold and all the equity goes back to the investors in the same percentages that they bought the property at.
People my age only have access to a few types of investment opportunities like the bond market and stock market, however we’re taught that real estate is the best way to create value and make real money. There is no way for younger people to get into the real estate market without taking out a crazy loan or being inherently rich. Please let me know what you think I would need to start this business and maybe some of the obstacles you think would come up.
