The home is still in a high rental/ high appreciating neighbourhood so my mistakes have been minimized.

It's either free money, or its an insanely low interest loan with minimal recourse. 

The end I have to say, the industry has been pretty fortunate to be able to continue with minimal impact.

A lot of those things could get by with one or two public restrooms(minimal plumbing), and solid electrical.  

I have had great luck with cold calling the past two weeks with minimal quick calls and no calls.

I appealed in writing, providing the letter and the HCD ADU handbook (attached), to the LBUSD Superintendant, LBUSD School Board, the City Manager, the Director of Development Services, the LBDS "Ombudsman" and the City Attorneys office-all to no avail and minimal response.The director of the LBDS also month even provided a memo (attached) to the City Manager-at your request-which showed neighboring large cities to do not charge this fee for small ADU's like mine (under 500 square feet).

Jacksonville is the only one that usually has it, and it's still minimal compared to some other markets (and with hurricane drama).

I know not everyone would suggest a realtor however, it allowed me to learn the process first hand, minimize mistakes as a beginner, and allow me to be more confident as I begin searching for my next off market deal through the local REIA group. 

From what I've heard a lot of banks are only taking on loans with very minimal risk right now and unfortunately rentals don't fall into that category.  

my family has one and most people I know in RE establish them to protect the assets and minimize tax ramifications when transferring the assets to children.
