I need hardwood floors refinished or carpet put in along with laminate tile in kitchen and bathrooms.

If you are looking at just paint and carpet for the units then you are ok.  

The house will be professionally cleaned next Tuesday November 29th and the carpets will be professionally cleaned Wednesday November 30th We will continue to maintain the property and keep electric and water on until a new renter is found.I also want to inform you that I have contacted my legal team for guidance to protect my financial loss, I have informed them and provided details and copies of communication regarding this entire process.

Any recommendations for someone who installs carpet and sheet vinyl in Indianapolis?

New bathrooms, kitchen, carpet, replace hardwood floors, new deck, and maybe knock down a wall or two if we can.

If it's just cosmetic, like paint/carpet then it will be around $30 per sq ft, more complex rehab will have about $45-$50 price per sq ft, gut out will be around $70-$75 per sq ft.

We repainted the entire interior and pulled the carpet and finished the original hardwood flooring.

Maintenance issues shouldn't be ignored but tenants aren't happy when deposits are held for legitimate deductions or they can't repaint the house or you won't change out carpet to laminate floors, or bill you to replace the tenant's light bulbs.The best way to vet a management company in my opinion would be to speak to their other customers, the owners of the property they manage.   

2) There are pine floors underneath old carpetting.

The house needs some repairs (new garage door, some paint, kitchen appliances, some carpeting in the two bedrooms) which I would estimate at approximately $5,000 (on the high end?)
