@Peter Bui there is so much good advise other experts have given up here and here is my two cents “Invest in yourself” before you invest any of your money on real estate and there is so much information and expert opinions here on bp and other places online.

I pay them via paypal, venmo, walmart2walmart or some other form of online payments as projects are completed.I have a solid buddy take my calls via a team phone service routed through multiple call systems and he also views houses while I'm gone for a split of the deal.

I would like to partner on 1 deal that can lead to many others .

I started out by looking for deals online.

Based off the pictures online it looks like it is in pretty good condition with little rehab.

No one likes being told what to do but everyone loves it when they come to a good idea on their own (even if you have to lead them to that conclusion).

So if anyone can lead me in the right direction it’s certainly appreciated.

Your other option is some of the Alternative Non-QM lending programs that are out there, there are several that take the Rent Debt Coverage Ratio to determine the income or debt ratio instead of the borrowers personal income, most of these only have a 6 month ownership seasoning to use existing value, one company that has this program is Impac Mortgage, they have their credit matrix online to view at "http://impacmortgage.com/media/forms/iQM-Investor-...
