Needs complete rehab ceiling is showing mold in living room and room kitchen cabinets has to be more updated flooring needs redone painting outside and in bathroom needs to be updated the property value is estimated 401k highest 437,090 rent in area I seen 2600 lowest highest being 2750 a contractor roughly estimated told me I’m looking at 134kIf it makes sense ofc I would love to hold and LTR  the sqft is 1214 I see same houses sold ending of last year for high as 450 that was smaller 1,140 sf

If you put anyone in a long-term lease, they should be adequately screened, all funds paid, the lease signed, and every other requirement met 100% before you hand them keys.People who pay cash and want to move in immediately are often the worst renters, usually desperate because they were just kicked out of their last place.
