With the current positive CF and interest rates hopefully falling in the near future I would hang on for now until the rates come down and values start increasing again.  

I'll just jump in and say that the best thing you can do is talk to a lender.

Does anyone know of solid courses or information I can use to get started? 

If you find a good one which is rare jump all over it. if not stick to the duplexes.
