and lots of hot springs now on to RK as @Wayne Brooks  PURE FANTASY  now you can in some states bid with a deposit at sherrifs sales.. but the competition in 99% of the counties in the US is so keen that those kind of profit margins are simply not there. in CA its cash on the barrel head to buy one. 

The deal may be great, but if there's not much profit for them to originate the loan then they may pass.Otherwise the deal looks line.

If you hit those numbers you're probably looking at a max of about $15K profit.  

You'll have to figure that in as well for your buyer's target profit.

Pictures, expense reports, profits etc. 

But the other side of the coin is selling for the profit which will likely be about $52K - taxes. 

The stock market plays a role, in that it is people's perception of the health of the economy and some people will use stock market profits to fund a real estate purchase.

I am not a true MF landlord (5+ units where value of property is set based on the profit). 

This plot of land is in the most profitable side of town and if we could determine its acreage, this will be a mutually profitable deal.

However,  let's say I do buy the deal of a lifetime for a few dollars and find a buyer and I am looking at a $50k profit.
