Somehow I had never heard of this before and kind of stumbled on the info while talking to my lender how some of the flips I'm doing (thank god I did too).The flip rule prevents flippers from selling their projects for a profit for the first 90 days, beginning from the day the deed is recorded.  

I run the property managment as a DBA, Lovely Living Property Management, so that I can hide my identity but it's not incorporated at all.

First thing I would ask to review are the Trust Agreements, to see what kind of Trusts these were and whether there are basis step up.

Aside from the tenant looking up the property owner themselves, or showing them the deed, you could show some kind of official banking - i.e. a bank statement - with your business name, etc, just blacking out the information you don't want them to have.

What kind of lawyer do I contact if I need to get legal representation?

Only downside to my situation is that I'm not crazy familiar with the area (I moved to the area about 8 months ago)I like the idea of renting to students because I just graduated and can kind of get in the head of college students and what they like in terms of living situations.

Do you incorporate, LLC, or just use your name when starting out in any venture related to real estate? 

If it's the one I'm thinking of, I kind of like like the 4-plex.
