If you're doing background checks on potential tenants, then that should verify their identity with no need for notarization.

Can the therapist be called out for fraud as well?

The house is nearly identical to mine, same size, builder, age, etc.

So total of $2500.00 that I lost to this scammer plus the fear of identity theft because he got my info including wife and kids.  

There are identical townhomes being leased out at strong rates that would heavily cash flow against my current mortgage....and in the meantime I get to enjoy living in new construction!

While examples are numerous, they include co mingling personal funds with corporate funds, the use of the corporate form to promote fraud, the use of the corporate form as an alter ego (i.e. under capitalized, lacks business formalities, etc.), amongst others. 

Tenant(s) Government Issued ID: typically, this will be a driver’s license to prove the identity of the tenant(s).

The only disqualifier was any fraud involving finances.
