I told them that it was a better idea that, instead of buying a home first, we can buy an investment property and keep renting after we build some equity, sell it and put the down payment for 2 houses or a duplex and live in one and rent the other one (for me, i could keep renting until we buy a lot of investment properties and then move to one of them), but my family wants to buy a home firts and then the investment property.Can someone give me a light of what is better or the pros and cons.Thank you so much.

One caveat, they also hold the mortgage on the LTR so that may be why they are willing to that the 2nd position and extend the LOC to me.

I am slightly ok with the broker not being able to suggest the best product or charging 500 more for this and that , But what you mentioned is very concerning .It could be some ones first deal and they might completely drop the idea of pursuing this route .

It is the first time I using them so I don't know how the will hold up with renter, but all the parts are replaceable with out having to buy a whole new cabinet.

Even when I hear stories about investors that scale quickly, take on max leverage, partner up, etc. and get 28 doors in 2 years, it's either a situation where all details and context are not communicated (rich parents - for example) or it was a "just because something worked does not mean that it was a good idea" situation.You win the investing and real estate game by never being a forced buyer or forced seller and letting the compounding effect of time take over.

If they do not sign a new lease immediately, It would be a great idea to communicate with the tenants 30-60 days before the current lease expires and have them sign a new lease with the new terms.
