While it depends on the area, seems all newbies want to go elephant hunting and go list a mall.....they don't even know enough to realize that such is waaaay above their heads.If you're talking about a 6 unit apartment, that's one thing, saying commercial is another.

Are you only hunting just HUDS and bank owned and sitting around on a few wholesalers lists?

So, my story is that I'm currently house-hunting for my first home, mainly 2-4 unit multifamily properties.

There are a few people at the local Pensacola Professional Investors Guild (PIG) meetings that currently hunt multi family deals.

I’m on the hunt for the next one, more towards mid-town; Maplewood, tower grove, Benton park, south city etc etc

I’m in North Conway NH, I hope to make a few offers while I’m visiting. Are there any local
Investors with any input. I should be here until Wednesday. I’m also planning on climbing MT Washington and riding the sherb ...

I'm not sure if this is the best way to hunt for properties or make offers but it has helped me adjust some property prices into what would be an acceptable place to even start negotiating.Questions1) What do you think about me working back from a ~1.3 DCR, into a CAP, and then using that to compare properties and arrive at sensible purchase price?
