How to get started in small multi family in Pensacola Florida

I am interested in getting started in small multi family housing in the Pensacola/Baldwin county Alabama area. Does anyone have any contacts or can anyone suggest where I look to find someone who might have more information on this type of investment.

Hi Courtney!

Could you expand a little on what you mean by small multi family? <4, 5+, and up to how many units? 

There are a few people at the local Pensacola Professional Investors Guild (PIG) meetings that currently hunt multi family deals. Going to one of those meetings might be a good place to start and chat with folks doing the same thing you are wanting to and get on some wholesalers lists in case they come across something that fits your criteria!  

Figure out what you are looking for and scream it all over town to everyone who will listen!!! The small multi game here is a little scarce, but you never know when something may pop up, also figure out if you are willing to go a little out of just Pcola and Baldwin County...maybe a few more things might pop up on your radar within a 5 hours drive. 

If you want to go the traditional route and it's 5+ units, I would consider talking with Beck Partners (a commercial re broker) and give them the criteria you are seriously looking for and let them help you find it! 

I would love to have a coffee or something sometime, it's awesome to come across another lady investor!!!! I am working my way to small multi, too. I am currently under contract on a duplex in Pcola, building up those units in my portfolio. It's all about that cash flow :)
